This region is growing on the industrial front, leading to mixed development and demand for property.

Whitefield grew from a sleepy suburb to a bustling area when industries began operating out of the region. This stretch became industrialised and in the 1970s, it became one of the fastest-developing industrial areas, with several medium and large-scale industries setting up shop here.
Public sector giants such as HAL, BEML, ITI and NGEF became instrumental for massive private investments in the area. Consequently, Krishnarajapuram, Mahadevapura, Whitefield Road and Old Madras Road, up to Hoskote, became the industrial belts of Bangalore, which attracted capital investments from many industrialists.
The Whitefield Industrial Area is one of the oldest industrial areas in Karnataka with over 700 industries of all sizes and types. There are many industrial estates in this area, which is known for its serene and beautiful climate

EXPORT ZONE
The Export Promotion Industrial Park (EPIP) brought a change in the landscape. The Karnataka Industrial Areas Development Board (KIADB) was in charge of development in the EPIP area since its formation. The EPIP brought n the much-anticipated momentum in growth of the industry here. Spread over 570 acres of land, the EPIP zone consisting of software and a few hardware companies is bringing in crores of rupees worth of investments.
The KIADB and Karnataka Small Scale Industries Development Corporation (KSSIDC) developed the industrial sheds and land in what is now called the Greater Bangalore Industries Association 40 years ago. Today, there are three main industrial associations functioning in this region – the Whitefield Export Promotion Park Industries Association (WEPPIA), The Greater Bangalore Industries Association (GBIA) and the Hoskote Industrial area.
This area that was home to some of the reputed heavy manufacturing industries, have gradually turned into tech parks. This region is dotted with many business parks, tech parks, and SEZs. Proximity to the Outer Ring Road (ORR) has seen the expansion of commercial and residential development. Many multi-tenanted facilities and built-to-suit spaces are on the anvil here. Residential options include villas, gated communities, apartment complexes, and private layouts.
AVAILABILITY OF SPACE
There are different categories of commercial property that are coming up in some prime locations in east Bangalore.
Old Madras Road has stand-alone buildings and tech parks. Mixed development projects are in progress here too. Whitefield Road has tech parks and SEZs. The EPIP area has tech parks, stand-alone commercial buildings, SEZs, captive campuses, and business centres. Mixed development projects are on the anvil h e re. Va r t h u r Road has tech parks.

POTENTIAL FOR INDUSTRIAL GROWTH

The KIADB is developing industrial land for future projects in Malur IV Phase, Narasapura and the area opposite to Volvo factory on the Kolar Road, which will help in the expansion of the GBIA. Though the rate of the land prices has gone up from Rs 40,000 per acre in the 1970s to Rs 70 lakhs per acre as of now, the industries need not pay the stamp duty for registration of their land as it is exempted by the government. The government is also looking at allotment of land for homes for the industrial workforce.
A warehousing and logistics hub as well as an industrial area, Hoskote is witnessing demand for residential options mainly from IT professionals. Connectivity has seen residential areas spread up to Kolar.

The WEPPIA is now looking at setting up a common sewage treatment plant, solid waste management, upgradation of medians and multi-level car parking to reduce congestion on roads. Industry is looking upbeat and with many such initiatives coming up, this region is surging ahead, with the atmosphere conducive for its growth. INFRASTRUCTURE, CONNECTIVITY LEADING TO DEVELOPMENT…
